How to Maintain Your Asphalt Driveway on Long Island

Asphalt driveways are one of the most common surfaces on Long Island. They are affordable, they look clean, and they hold up well to our weather when you take care of them. But "take care of them" is the key part.

Here is what actually matters for keeping your asphalt driveway in good shape, and what most homeowners skip until it is too late.

Sealcoat Every 2 to 3 Years

Sealcoating is the single most important thing you can do for your asphalt driveway. It puts a protective layer over the surface that blocks UV rays, water, oil, and road salt. Without it, the asphalt oxidizes, turns grey, and gets brittle. Cracks form faster, and water gets underneath where it does real damage during the winter freeze.

A fresh sealcoat also makes the driveway look brand new. Dark, smooth, and clean.

When to sealcoat: Wait at least 6 months after a new installation before the first sealcoat. After that, every 2 to 3 years depending on traffic and sun exposure. The best time is late spring or early fall when temperatures stay above 50 degrees for at least 24 hours.

Fill Cracks Early

Small cracks are normal. Asphalt flexes with temperature changes, and minor surface cracks will show up over time. The problem is when you leave them open.

Water gets into cracks, seeps under the surface, and freezes in winter. The ice expands the crack from below. One season of freeze-thaw can turn a hairline crack into a gap you can fit your finger in. Two seasons and you have a pothole.

What to do: Fill cracks with rubberized asphalt crack filler as soon as you see them. It takes 10 minutes and costs a few dollars. Do it before winter hits. If the cracks are wider than half an inch or the asphalt around them is crumbling, call a professional. That usually means the base underneath has failed and a surface patch will not hold.

Watch Your Drainage

Water is the enemy of asphalt. A driveway that puddles or collects water along the edges will fail faster than one that drains properly. Look for standing water after it rains. If it sits for more than a few minutes, the grade is off or a low spot has developed.

What to do: Small low spots can be filled with an asphalt patch. If the whole driveway pools, the grade may need to be corrected, which means a resurface or overlay. Make sure your gutters and downspouts do not dump water directly onto the driveway. Redirect them to the yard or a drain.

Keep Heavy Vehicles Moving

Asphalt is flexible, which is a strength and a weakness. Heavy vehicles (dumpsters, delivery trucks, RVs) parked in the same spot for a long time will compress and deform the surface, leaving ruts and low spots. This is especially true in hot weather when asphalt softens.

What to do: If you need to park something heavy, put plywood under the tires or jack stands to spread the weight. Avoid parking in the same exact spot every time. And do not let a dumpster sit on your driveway for a week during a renovation without protection underneath.

When to Resurface vs Replace

If your driveway has widespread cracking, multiple potholes, and areas where the surface is crumbling, a sealcoat and crack fill will not save it. At that point you have two options:

Resurfacing (overlay): A new layer of asphalt goes over the old one. This works if the base is still solid and the surface damage is cosmetic. It costs less than a full replacement and adds 8 to 15 years of life.

Full replacement: The old asphalt gets torn out, the base gets re-graded and compacted, and a brand new surface goes down. This is the right call if the base has failed, the driveway is sinking, or it has been patched so many times that an overlay will not lay flat.

The Bottom Line

Most asphalt driveway problems on Long Island come from two things: skipping sealcoat and ignoring cracks. Stay on top of those two and your driveway will last 20 years or more.
